Aulds and Ryan understand that real estate transactions no longer
involve simply a handshake and a deed. 21st Century Real estate
transactions, whether purchases or refinances, require a legal
understanding of complex issues involving real property that stem from
contract law, domestic law, wills and estates, bankruptcy law, and
banking law. Aulds and Ryan must continually educate themselves as to
the legislative changes affecting the real estate industry. The most
recent groundbreaking changes to the residential real estate industry
are regarding the Real Estate Settlement and Procedures Act (RESPA),
which became effective January 1, 2010. The recent changes to RESPA
standardized how lending institutions disclose to borrowers the fees,
terms and conditions surrounding financing the purchase and refinance
of residential properties on the Good Faith Estimate (GFE) and HUD-1
Settlement Statement. The overall legislative intent of the recent
changes to RESPA was to curb much of the unfair and deceptive lending
practices experienced by purchasers and borrowers in the last several
years that ultimately led to the housing crisis felt across the United
States from 2007 to the present.
So, whether your next real estate transaction is a purchase or a
refinance transaction, take the nuisance of understanding the
ever-changing complex real estate laws out of the equation and trust
the experienced real estate attorneys at the law offices of Rochelle,
McCulloch & Aulds, P.L.L.C. to assist you in making your next
real estate closing seamless.
